Initially this client signed up with Aus Property Professionals seeking an investment property but shortly after his investment journey began there was a change to his personal living circumstances which we knew would impact his borrowing capacity. When he presented these challenges to us, we were able to switch his strategy from buying an investment property to instead seeking a primary residence however, keeping the long-term vision of building a property portfolio.
The property.

Because he would be living in the property, this client wanted to purchase a property within a particular building in inner Sydney which he knew was close to local café’s and restaurants. Comparable properties were selling within this building and the surrounding streets for around $1.2mil which was a stretch for our client’s budget.
This property is over two levels and is very chic with polished concrete floors, custom built wooden cabinetry, oversized shower, entertaining terrace, and industrial fixture, so has a very modern home feel to it.
This was a rare find in a competitive market.

The negotiations.
The sellers were adamant on price and strong forth in getting a top market price, so much so that the vendors even switched selling agents during the campaign to try to get top dollar for the apartment!
Being renovated throughout, and knowing our client was keen to purchase an investment property in the future, we were aware that manufacturing equity in this property would be limited so we had to get the lowest purchase price possible in addition to the asking price being a stretch for the client.

To get the best price, we strategically negotiated on favourable contract selling terms and this resulted in the vendor agreeing to our offer of $1.06m. This created instant value for our client.
