Award-winning buyer advocacy for Brisbane and South-East Queensland property buyers. Flat fee structure. Servicing Brisbane and Australia-wide.
Brisbane has changed faster than almost any market in the country, and the buyers who do well here are the ones who understand its quirks: character protection, flood overlays, and elevation that can vary street to street. Aus Property Professionals brings that local read to every search.
We act for the buyer and nobody else. That means pricing against what has genuinely settled nearby, ordering the right searches early, and being direct when a property does not stack up, whether the reason is the flood map, an overlay, or simply the price being asked.
Brisbane does not behave as one market. A pre-1946 Queenslander in Paddington sitting under a character overlay, a renovated post-war home in Camp Hill, a bayside house at Wynnum and a new build out in the Ripley Valley are four very different propositions, with different approvals, different risks and different buyer pools. The strategy has to match the asset.

In a market that has moved this quickly, the expensive mistakes get made under time pressure. A buyers agent slows the decision down without slowing the search down.
A good deal of the value sits in what we rule out: the block that floods, the character home that cannot legally be altered the way the buyer assumed, the unit whose body corporate sinking fund is nowhere near adequate.
What we do for Brisbane buyers:
Brisbane's run has been exceptional, and that is exactly why due diligence matters more here now, not less.
Median house values pushed past $1 million through the 2024-25 period, and while growth continues it has eased back from its peak pace. Yields still compare favourably with Sydney and Melbourne, which keeps investor interest high. The real risk in a market that has repriced this fast is paying tomorrow's price today, so we anchor every offer to what has actually settled nearby rather than to what is being asked.
South-East Queensland remains one of the fastest-growing regions in the country, drawing sustained interstate migration from New South Wales and Victoria, and Cross River Rail and the 2032 Games are pushing genuine infrastructure into specific corridors. That is a real long-term driver, but it is suburb-specific, and plenty of stock will not benefit from it at all.
Then there are the checks that simply do not exist in the southern capitals. Flood overlays and elevation can change materially over a few hundred metres and carry straight through to insurance, lending and resale. Pre-1946 character protection limits what can be demolished or altered. Subtropical conditions make building and pest inspection non-negotiable, particularly on timber homes. We work through all of it before you commit.
Aus Property Professionals helps buyers across Brisbane and South-East Queensland make clearer, better-researched property decisions. Whether you are buying a home, an investment property, or a commercial asset, our team can help you compare suburbs, assess value, complete due diligence, and negotiate with confidence. Each region has different price points, property types, buyer demand and risk factors - including flood exposure - that our role is to help you understand before you commit.
Our fee is flat and agreed before we start. It does not rise with the purchase price, which means we are never conflicted when the time comes to push back on a number.
When you compare Buyers Agent Fees Brisbane, look past the headline figure to the scope: whether flood and overlay searches are included, whether body corporate records get reviewed, how auction representation is handled, and whether the agent stays involved through building and pest and on to settlement.
Three different briefs, three different approaches.
Home buyers relocating from interstate make up a large share of our Brisbane work. The common mistake is applying a Sydney or Melbourne mental model to a city organised completely differently, where elevation, flood history and character zoning often matter more than postcode prestige. We inspect in person and give you the unvarnished version.
Investors here are usually buying for a mix of yield and growth, which Brisbane has offered more readily than the southern capitals. We assess rental demand and vacancy at suburb level, land content, flood exposure and its insurance consequences, body corporate costs, Queensland land tax, and whether a block carries genuine subdivision or raise-and-build-under potential.
On the commercial side we buy offices, retail, industrial and mixed-use assets, weighing lease terms and tenant covenant against zoning, outgoings, flood classification and the industrial land supply that South-East Queensland's growth is steadily absorbing.
What you are engaging is a process: a clear brief, honest pricing, thorough local due diligence, and someone prepared to tell you a property is not worth having.
Lloyd Edge built his own portfolio before founding Aus Property Professionals, and wrote Positively Geared and Buy Now about how he did it. He was named REINSW Buyers Agent of the Year in 2024. The team brings more than 25 years of combined buying experience to residential, investment and commercial briefs across Brisbane and South-East Queensland.
What you get:
A buyers advocate represents the purchaser rather than the seller. The work runs from setting the brief and sourcing properties, including off-market stock, through to flood and overlay searches, character-protection checks wherever pre-1946 rules apply, building and pest coordination, and then negotiating the REIQ contract or bidding at auction on your behalf.
Pricing models vary across the industry, and percentage-based fees are common, which means the bill rises with the purchase price. Ours is a flat fee set before the search begins. When you compare quotes, check what due diligence is bundled in: flood mapping, overlay searches and body corporate review are the items most often charged as extras or skipped entirely.
Brisbane has repriced substantially over the past few years, so the margin for error on a poorly chosen property is narrower than it used to be. That is not an argument against buying, it is an argument for being selective. If your borrowing capacity is solid and you are buying to hold, there is still good stock here. If you are stretching to get in on momentum alone, we would rather tell you to wait.
It is driving real infrastructure, including transport upgrades, venues and precinct renewal, and the suburbs that gain permanent connectivity from it should benefit over the long run. But the Games are a catalyst rather than a guarantee, and plenty of stock marketed on Olympic proximity will see no lasting uplift at all. We assess each property on its own fundamentals and treat the Games as one input among many.
It is one of the first things we check and occasionally the reason we walk away. Exposure here comes from both the river and local creek catchments, and 2011 and 2022 showed how sharply it can vary within a single suburb. Flood classification feeds straight into insurance premiums, what lenders will accept, and what the next buyer is willing to pay. We pull Brisbane City Council flood mapping and check actual elevation on every property before it reaches your shortlist.
Yes, and southern buyers are a large part of our Brisbane work. We inspect in person, assess flood and overlay exposure that is easy to miss from a listing, explain how Queensland's contract and cooling-off provisions differ from New South Wales and Victoria, and negotiate or bid locally so you are not committing to a purchase you have only seen online.
